NOTICE OF SALE UNDER POWER, DOUGHERTY COUNTY Pursuant to the Power of Sale contained in a Security Deed given by Delores Brown to Mortgage Electronic Registration Systems, Inc., as grantee, as nominee for Proficio Mortgage Ventures LLC., its successors and assigns dated 9/25/2013 and recorded in Deed Book 4070 Page 334 Dougherty County, Georgia records; as last transferred to or acquired by WILMINGTON SAVINGS FUND SOCIETY, FSB, not individually but solely as trustee for FINANCE OF AMERICA STRUCTURED SECURITIES ACQUISITION TRUST 2018-HB1, conveying the after-described property to secure a Note in the original principal amount of $163,500.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door of Dougherty County, Georgia (or such other area as designated by Order of the Superior Court of said county), within the legal hours of sale on November 1, 2022 (being the first Tuesday of said month unless said date falls on a Federal Holiday, in which case being the first Wednesday of said month), the following described property: All of Lot 35 in Town" Country Subdivision, a Resubdivision of Town and County Acres, according to a map or plat of the Subdivision recorded in Plat Book 3, Page 259, in the Office of the Clerk of Superior Court of Dougherty County, Georgia. Brown. Being the same lot or parcel of ground which by Deed of Assent dated 5/10/07 and recorded 4/5/10 among the Land Records of Dougherty County, State of Georgia, in Liber/Book 3693, folio/page 125, was granted and conveyed by and between Simon Brown Jr., unto Delores Brown (as to 1/4 interest) and Simona Brown Franklin (as to 1/4 interest). Being the same lot or parcel of ground which by Deed dated 4/12/10 and recorded 4/15/10 among the Land Records of Dougherty County, State of Georgia, in Liber/Book 3697, folio/page 143, was granted and conveyed by and between Simona Brown (as to her 1/4 interest), unto Delores B. Brown. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed.
